For foreign buyers, the best area depends on what the property is for. The south-west coast has the strongest rental and villa market. Ubud suits a retreat. Tabanan and the north offer larger plots and more space. Confirm tenure, zoning and your legal structure before choosing a location.

Which areas in Bali work best for foreign buyers in practice?

For most foreign buyers, the choice is practical rather than sentimental. The south-west coast, from Canggu through Seminyak to the Bukit, has the most developed rental market and a mature villa market. Canggu and Pererenan are busy and developed, with strong demand and higher land prices. Seminyak and Kerobokan are more established and commercial.

Uluwatu, Jimbaran and Nusa Dua attract buyers looking for ocean views, resort sites and larger development land. Ubud suits those who want an inland retreat. Tabanan, the west and the north offer space and lower land prices, but a longer income horizon.

None of these areas is objectively best. Pick the one that fits the plan, then test it against the legal and practical checks below.

What should you check before choosing an area?

Before you compare areas, check the legal basics, because ownership rules shape where you can buy. Foreign buyers usually purchase leasehold, or freehold through a PT PMA company. Leasehold is a fixed term, often 25 to 30 years and usually extendable. Freehold, known as Hak Milik, is full ownership and is typically held by a PT PMA company.

Confirm which structure fits your situation before you focus on a location. Land is commonly quoted per are, or 100 square metres, so the total depends on plot size. Some leasehold land is quoted per are per year. Ask the seller for the full figure, the title deed, the zoning and any building restrictions.

A notary, known as a PPAT, handles due diligence and the transfer. This is general information, not legal or tax advice. Take professional advice on your own situation.

How do Canggu, Seminyak, Uluwatu and Ubud compare?

Compare areas by what each one is for.

  • Canggu, Pererenan and Cemagi: busy coastal villages with strong rental demand and higher land prices. A clear choice for rental investors and residents.
  • Seminyak, Kerobokan and Umalas: established and commercial, with villa neighbourhoods and a mature market. Good for central living.
  • Uluwatu, Jimbaran and Nusa Dua: the Bukit peninsula, known for ocean views, surf, resorts and larger development land.
  • Sanur and the east coast: settled and family-oriented, with a calm beachfront. A more measured pace.
  • Ubud and the interior: inland, green and cultural. Best for a retreat, a longer-term home or a nature-led rental.
  • Tabanan, the west and the north: quieter, with larger plots and more space. Suited to a longer horizon.

Match the area to the holding period and the income plan, not the other way round.
